How much does it cost to work with a buyer agent?
In most transactions the seller has agreed to compensate the buyer agent, so a buyer often pays nothing directly. That is not universal any more, and it is now negotiated in writing up front. I will show you exactly what the agreement says and what it would cost you before you sign anything.
Do I need to be pre approved before we look at homes?
You do not need it to talk to me, and you do need it before we write an offer. I would rather connect you with a lender early so we know your real number. Touring homes above what you can carry is the fastest way to end up disappointed.
What areas do you actually cover?
Johnson County is home, which means Greenwood, Whiteland, Franklin, Bargersville and New Whiteland. I also work the Indianapolis south side and across Marion, Morgan, Hendricks, Shelby, Bartholomew and Hamilton counties.
How is a home value estimate different from an online estimate?
An online estimate is an algorithm working from public records. A comparative market analysis is me pulling the homes that actually sold near you, adjusting for condition, updates and lot, and telling you what a buyer is likely to pay. They are frequently tens of thousands of dollars apart.
What price range do you work in?
Most of my work sits between $200,000 and $600,000, which is where the majority of buyers and sellers in this market are active. I work outside that range as well.
