Homes for sale in Franklin, Indiana
02 The short answer
Buying and selling in Franklin
Franklin is the county seat of Johnson County, located south of Whiteland along Interstate 65. It has a historic downtown square, a longer established housing stock than the towns immediately north of it, and Franklin College within the city.
Franklin's older neighbourhoods contain a considerable amount of period housing around and near the downtown square, which draws buyers specifically looking for character and larger mature lots. Newer subdivision development sits mostly toward the edges of the city.
Because Franklin sits further south, the commute to downtown Indianapolis is longer than from Greenwood or Whiteland. In exchange, buyers frequently find more square footage or more land for a given price. Whether that trade is worth it depends entirely on how often you make the drive.

- Buying, selling, valuations, new construction representation
School corporation names are listed as objective fact and are not a recommendation or a rating. Boundaries change, so verify any specific address with the corporation and with the Indiana Department of Education. Trae does not evaluate or compare schools, neighbourhoods or communities, and he cannot answer questions about the composition of a neighbourhood.

Older housing rewards a careful inspection
Period homes near the square can be genuinely lovely and they carry the questions that come with age: knob and tube wiring, galvanised plumbing, foundation movement, and additions built without permits. None of that is disqualifying. All of it should be known before you write the offer rather than discovered after.

06 Common questions
Questions people actually ask
What school corporation serves Franklin?
Franklin addresses are generally served by Franklin Community School Corporation. Boundaries do not always follow town lines and they change, so confirm any specific address directly with the school corporation and with the Indiana Department of Education before you rely on it.
How far is Franklin from downtown Indianapolis?
All of the Johnson County communities I work sit along or near the Interstate 65 corridor south of Indianapolis. Drive times vary considerably with the hour you travel, so map your actual commute at the time you would actually make it rather than trusting an average.
Do you work outside Franklin?
Yes. Johnson County is my primary market, and I also work the Indianapolis south side and across Marion, Morgan, Hendricks, Shelby, Bartholomew and Hamilton counties.
